QMAS and TTPS Renewal: Is a Virtual Office Enough?
For a first TTPS extension based on running a business, ImmD asks for evidence of office set-up such as a tenancy agreement. Virtual office vs a leased private office, based on official ImmD pages.
Short answer: If you extend a Top Talent Pass (TTPS) visa by running your own business, the Immigration Department (ImmD) lists supporting documents on office set-up (e.g. tenancy agreements) for a first extension or after changing company. A virtual office normally gives you a registered address and mail handling, which may not show a real working arrangement. If your renewal relies on your business, a leased private office is the safer choice. ImmD decides each case and no provider can guarantee approval.
What ImmD says
| Scheme | Business-related extension requirement | Office evidence listed? |
|---|---|---|
| Top Talent Pass Scheme (TTPS) | The business must operate healthily and sustainably in Hong Kong and contribute to the economy | Yes: office set-up evidence (e.g. tenancy agreement) for a first extension or a change of company |
| Quality Migrant Admission Scheme (QMAS) | First extension: show you have settled, e.g. through employment or a business. Later: show contribution, e.g. a business of reasonable size | Not listed on the web page; prepare evidence under paragraphs 72–77 of Guidance Notes ID(E)982 |
Virtual office vs leased private office
| Virtual office | Leased private office | |
|---|---|---|
| Use | Registered and business address, mail | Working space, client meetings, reception |
| Lockable private room | No | Yes |
| Agreement | Usually a service agreement | Office rental documents |
| Door sign | Depends on provider | Physical and digital door sign |
| Best for | Companies that only need an address | Talent-visa holders renewing through a business |
| HKESC starting price | HK$1,600/year | approx. HK$42,000/year (industrial building) |
When a virtual office is enough
- You are extending through employment and your company only needs a registered address;
- The Hong Kong company is a holding or payment company that operates elsewhere;
- It is a later TTPS extension and you have not changed company (ImmD lists office evidence as not required in that case).
Practical tips
- Timing: apply within three months before your limit of stay expires and at least six weeks before it does. Start arranging the office and business records about six months ahead.
- Consistency: keep your registered address, business registration address, office address, name card and website consistent.
- Real use: working from the office and meeting clients there is stronger evidence than a document alone.
How we can help
HKESC offers private offices for visa renewal in 7 Hong Kong districts, with door sign, reception and meeting rooms, and VR tours for some centres. If you only need an address, see our virtual office. We review your visa type and business first.
